How long does a Phase I take?
Typical turnaround is 2 to 3 weeks from authorization to final report. Rush delivery in about a week is widely available at a premium. Large, complex, or portfolio assignments run longer.
Where the time goes:
- Scheduling site access. Often the first bottleneck, especially with tenants in place.
- Records and history. Database reports arrive fast. Historical sources (aerials, fire insurance maps, city directories) and any regulatory file review are slower. Agency file requests are the wild card: some states fulfill in days, others in weeks, and a FOIA-style request can outlast the diligence period.
- Interviews. Chasing the past owner or the long-tenured site manager takes calendar time.
- Drafting and review. Assembling findings into a signed professional opinion.
Planning guidance: order the Phase I at the start of the diligence period, not after other contingencies clear. If the property has a regulatory history, expect the consultant to flag whether file review is warranted and budget time for it. The alternative is a report hedged with data gaps. Mind the interaction with validity windows too: components must be within 180 days at closing, so on a slow deal, ordering too early creates an update cost instead.
